Happy New Year!

The San Diego housing market is still holding up surprisingly well going into 2026. Prices have remained strong even as homes are taking a little longer to sell and buyers have more room to negotiate than they did over the last few years. Right now, detached home prices in San Diego County are sitting around the $1M mark, while condos and townhomes continue to stay relatively stable as well. One thing I’m watching closely is inventory. Buyers finally have more options compared to the ultra-competitive market we saw during the peak frenzy years, but supply is still fairly limited overall. Homes are also taking longer to sell, which tells me buyers are being much more selective and cautious before making offers. Even with that shift, the market still leans slightly in favor of sellers. The biggest takeaway right now is that we’re in a much more balanced market overall. Buyers have more time to compare homes and negotiate, but well-priced properties are still moving and prices continue to stay resilient across much of the county.
