Once contingencies are removed, the buyer\u2019s deposit is at risk if they decide not to move forward, and the transaction becomes much more secure. Below are the most common contingencies you\u2019ll see in a California real estate contract:<br class=\"kk\" \/><br class=\"kk\" \/>\n\n<span style=\"font-weight: bold;\">Inspection Contingency<\/span><br class=\"kk\" \/>The buyer has the right to have the property inspected by licensed professionals. This covers the condition of the home, safety issues, and potential repairs.\n<ul>\n \t<li>Why it matters: Protects the buyer from unexpected problems.<\/li>\n \t<li>When it\u2019s removed: Once the buyer is satisfied with the inspections, negotiates repairs, or decides to move forward as-is.<\/li>\n<\/ul>\n<br class=\"kk\" \/><span style=\"font-weight: bold;\">Appraisal Contingency<\/span><br class=\"kk\" \/>If the buyer is getting a loan, the lender will require an appraisal to confirm the property\u2019s value.\n<ul>\n \t<li>Why it matters: Ensures the buyer isn\u2019t overpaying and the lender isn\u2019t loaning more than the home is worth.<\/li>\n \t<li>When it\u2019s removed: After the appraisal confirms the value, or if the buyer agrees to cover any difference.<\/li>\n<\/ul>\n<br class=\"kk\" \/><span style=\"font-weight: bold;\">Loan (Financing) Contingency<\/span><br class=\"kk\" \/>Most buyers depend on mortgage financing.
