Upon acceptance of the offer, escrow is officially opened and the transaction process begins. The buyer is expected to deposit their earnest money within three business days.

The title company verifies ownership and checks for liens, while escrow coordinates documents and funds between all parties.

\n\nBuyer\u2019s Inspections<\/span>
Expect the buyer to schedule a whole home inspection and possibly additional inspections such as termite, roof, chimney, or sewer. During this time, inspectors will evaluate the property\u2019s condition and may recommend repairs or further review. I\u2019ll coordinate access and guide you through any findings so we can respond strategically.

You will complete the required disclosure forms detailing the property\u2019s condition, history, and any known issues. You may also need to provide documentation such as utility costs, improvement records, permits, HOA information, and any prior inspection reports from when you purchased the home, if available.

\n\nAppraisal Ordered<\/span>
If the buyer is obtaining a loan, their lender will order an appraisal to confirm the home\u2019s value. I\u2019ll coordinate the appointment and meet the appraiser to highlight key features and upgrades. Even if the buyer is paying cash, they may still choose to order an appraisal for their own due diligence. This provides an independent opinion of value and can offer additional peace of mind before moving forward.

\n\nNegotiations & Repairs<\/span>
The buyer may request repairs or credits after inspections. I\u2019ll help you evaluate the requests and negotiate terms that protect your bottom line.

\n\nContingency Removals<\/span>
As the buyer moves through their due diligence, they\u2019ll begin removing contingencies (inspection, appraisal, loan, etc.). I\u2019ll track these deadlines to ensure everything stays on schedule.

\n\nFinal Walkthrough<\/span>
Within five days of closing, the buyer will do a final walkthrough to confirm the property’s condition is unchanged and that any agreed-upon repairs have been completed.

\n\nSigning Closing Documents<\/span>
You\u2019ll sign final paperwork\u2014often through a mobile notary or at a local escrow office.

\n\nClose of Escrow & Keys Delivered<\/span>
